First let me explain my special situation. I'm a home owner, but will be selling my house this time next year. My 5 year old R22 A/C unit went out yesterday when the fan stopped turning and the compressor burnt up. The bearings in the fan motor are going bad, but I was able to get it going again. My debate is whether to repair or replace the unit with an R410a. If I was going to be here long term it's a no brainer to replace the unit, but I'm not sure if it's worth the cost to replace it since I'm selling the house in a year. What would my ROI be like? Should I just take the cheapest route and hope the fan motor holds up for a year or could it help selling the house by having a newer unit? I'm so torn. Obviously I WANT to go the cheapest route right now, but is it the smartest in the long run? Any help is appreciated. Thanks.

Your post does not make sense. Either you have a bad compressor, a bad fan motor or both.

From my understanding the fan motor is good, but the bearings are going bad and not sure how much longer it will last. The compressor is bad.
 
If by "the compressor burnt up", you mean to say that it shut off on thermal overload. Then I'd recommend just replacing the Cond Fan Motor, but if "the compressor burnt up" means the Comp is actually damaged. Then replacing the outdoor unit would be in your best intrest.
 
System is only 5 years old. Get it repaired properly now and stop worrying about whether it will work for you until you move. Whoever buys your house will see a 5-6 yr old system. It will still be less than half of its expected lifespan.

Just found out it's probably still under warranty. I checked on Rheem's website, but apparently it was never registered for the warranty. The last company I called said they could fax proof that the house was initially closed on Sep 07 and that would be sufficient for it to be replaced under warranty. Fingers crossed this works!

hate to tell you though. Your situation is not special. Lot of people end up with having to make the same decision you have to, for the same reason.
Right, I'm just saying I couldn't find any advice online on Repair vs Replace for someone selling the house in a year.
