Hello - I own a rental property that has a older (guessing mid-90's) Kenmore gas furnace and central air unit. Tenant called and told me the lines etc was freezing. I sent an HVAC guy who let me know that the blower motor was seized. He got it unseized, but it only lasted a day (he warned me that he had no idea how long it would work before seizing again).

He also recommended that I replace,the furnace rather than just replacing the blower motor. His reasoning was that the furnace has a Honeywell Smart gas valve which are known to have problems , and that, if that failed I would need a new unit.
Therefore, in his opinion, I should not put any money into the old furnace.

The furnace came with the property, and has run without issue.

Do any of you have any opinions? Is what he said accurate?

Smart valves are one of the industry's dumbest ideas. With that said, I believe they are still available, if need be.

Would I recommend replacing a unit just for these reasons, no. I would inform the customer of the known issues. It's also very possible he doesn't know how to troubleshoot it or is a salestech.

Recommend at that age having the heat exchanger carefully inspected. If this has a PSC blower in it I’d replace the blower at any rate because that can be done today, without a huge expense and keeps your tenant happy. Pacnw is right, dumb design but still available (as of last winter). I wouldn’t replace the unit either just because of this, but since the unit is probably at about 25 y/o I would start budgeting for replacement and not wait for it to go terminal in the middle of a hot/cold snap. Much easier to get done without tenants clamoring about the temp
