I’d first question the need for 4 tons of cooling in an environment like SF.

Doesn’t automatically mean you need that size as a replacement. Has a load calculation been done?

If that’s a true, properly done manual J you’d be best with a 3.5 ton.

One is a variable speed minisplit style unit and the other a constant speed.
Outdoor units don’t have specific ratings like SEER. Those numbers come from the AHRI match information.
