Sent out today to do a 2 unit maintenance on a commercial building. The girl we have who goes out getting us new commercial accounts set this one up.
If she wasn't kind of cute I'd have to slap her face with my back hand. :p j/k but damn!
This place looks GOOD from here.
See my rider (glad he was here today) standing up on that parapit like a mad man? Also notice the ladder and how we had to get up there???

Wait a sec. There IS a crawl hatch!
I looked in the building and saw none.

Down below I could barely reach the ceiling tile to move it. There is no facking way I'll get up through that!

Yup. The tile to access that is directly above all of that.

And it's a 12 foot ladder jop needed IF there was room.

Now. There is roofing tile all the way around the building except for where our ladder is. THEN you have to walk on that edge like an alley cat and jump down onto the roof where the not two, but six heat pumps are!
I told them people if it wasn't for us two mad men, you wouldn't get a tech up there. period. And we shouldn't be risking this shit!


I mentioned word of OSHA becoming more observant in this area (really, I heard that) and they better get us a roof access even if it means removing tiles and installing a regular shingle runner out back!

Oh check it out. Up the ladder. Then a 7 foot drop to the right unless you walk the plank to where it's possible to jump down onto the roof!

So we get there. It's a roof full of 20 yr old piece of sh*ts! This one had the disconnect out. Turns out they had several not even working!

This one had the blower motor mounts busted.
And it's a condenser motor at that. The motor brackets broke. Screws were already out so someone already KNEW this was broken.

Obviously another case where some maintenance slacking business has problems and calls in to get things "checked out". Our happy office people promptly set up as maintenance. And didn't even get a proper count at that!

When i was in their kitchen. Were the cooks were complaining about the HEAT, or should i say LACK of COOLING.
I noticed NO air blowing through the make up air vents near the kitchen hood.

Well well. I THINK there used to be an evap cooler under that cap where the roof has been foamed over.
That's right. NO make up air what so ever. That ductwork thingie to the right comes from some air hood thing above a dishwasher in the other area.

Even the low temp stuff was left apart. Nice work.
But hell. Who would WANT to make any extra trips up and down THIS roof to do something right?


Funny thing was they had all 3 kitchen and office area units BROKEN. I didn't touch the dining area ones yet.
Needed that blower motor, a condenser motor in another. And some other parts in the 3rd. They actually said they had to get a CHECK fom corporate for the amount I quoted them for initial repairs!
What a JOKE! Now they are waiting until next week for those repairs and what if there is MORE wrong?

Sometimes I'd like to just let these jobs go. I gave NO break on my quotes for this sucker... Heaven help me!

That ducted make up air, if that was what it was, was way back in the back area from the main kitchen tied to a hood over the dish washer machine. NO make up air blew in the main kitchen area but it is open between the two areas.

That ladder had another 4 feet to go. That was the FIRST pic where we just crawled up the tile section first. Carefully just to look for another access we were SURE would exist.

After we found that indeed there WAS a pop hatch but it was useless. I then stretched the ladder fully as seen in the picture from the top looking down.

The company doesn't know anything except what we tell them after being there. When you DO tell a dispatcher that the job is FUKKED they sound like they think we are exagerating. Little do they know....



Trust me guys. We looked at what was broken. Then gave them no breaks on repair quotes. We then had lunch in there.
Some "Big Wigs" who owned the place were sitting in there eating as well not far from us. Until then we were not even dealing with them and I was surprised the manager in the kitchen said they had to "wait for a PO and check from corporate before I could do any repairs" leaving it broken for a few more days. The cooks are gonna hate that sh*t as it's HOT already. The dining area units were the only ones cooling. And they looked like sh*t too.

So we talked to the big wigs on our way out. Told them the problem with the roof access (and the 20 yr old units) but mentioned the roof access is importnant and needs to be corrected.

I wonder if anything will be done about it?

Oh yeah. Jerry. What side of town do you live on???

I live on the west side and will be going to the Mopar vs. Chevy drags at SpeedWorld. Not a BIG deal but a cool thing going on with some guys I talk to on the Dodge Dakota boards. I'll be there with my family driving in my 4X4 Dakota (NOT racing) just watching and shooting video. Maybe if any of you local guys live out west it's $10 and a cool place to meet. I'll be there at noon. Races start around 1PM

Speedworld is out Grand and Jomax just past the 303 Loop out here SURPRISE, AZ.

The cool thing is I do live in the WS, and I'm on the Dodgetalk boards (4x4 Durango). I would have went, but I was working on another Cadi I have and garage cleaning.
Funny. Two West valley boys who play with Dodge's on the Dodge Forum and play with hacked Pheonix Sh*t and post on the Wall Of Shame.
If we ever meet for real, we will have TWO hobbies in common right there!

Oh, ok. Different boards. I'll check it out when I get home tonight.
Any mods to your Dak? Mine is similar. 2003 QC 4X4 with some home brew mods plus HO cams.




Steve. That is crazy when some jerk turns things around on us as if WE are not prepared for their NORMAL situation. Sh*t!

Luckily there was TWO of us. A rider was with me that week. We held the ladder for each other every time we went up or down.

I don't know if I would go up alone.

Funny thing. These people postphoned their repairs!
Can't believe their higher ups are so cheap!

They will probably scream for me to come do the repairs once it gets to 115 here :(

Well. After several WEEKS they finally authorized me to do some repairs.
So BACK to this unsafe roof so I could put enough repairs into some 20 yr old units just to get them cooling again!

Remember this busted up blower with the CONDENSER fan motor in it?

I installed a BLOWER motor and new mount. Had to get a wheel too. It was toast. This NASTY unit should have been replaced. Oh well.




It was interesting today.
There is this office girl who goes out to get us commercial prospects.
I am lucky enough she is cool to talk straight to. I can tell her when I think a particular call or set up is SHiT!

So... she had to HAGGLE these cheap ba$tards to do the repairs. Not that we dropped the price. But they questioned WHY I needed to put in parts to TEST more parts. i.e. I needed to replace motors before I could test charge, etc.
So two+ weeks later I finally go back. She said she'd go WITH me to this call.
I jokingly said, "Oh yeah? And you're comin' up on that roof WITH me too". She said she would....

I may be dead meat for posting this. She didn't seem to want me to take pix even though she liked using my camera herself. She got this far, peeped over the 6 foot drop and chickened out.

Then she regained her bravery and made it up all the way.

I couldn't get half our techs up on top of this job!


Anyway. She may get me for the pix. Maybe not. Hopefully a certain someone in the office doesn't share these.

Anyway. It's a GOOD thing.
I've got the girl getting us commercial jobs to get a REAL out in the world look at some truley screwed up Phoenix BULLSHIT jobs!

Yup. Exactly why I enjoyed showing her one of the sh*tty jobs!

She DID ask me if I even wanted to go through with it without making them do something about the roof access.
I know it will be a cold day before they get around to fixing the access.

I told her I'd rather do this job all day long vs. some of them commercial jobs with A/H's above t-grid ceilings where there is no place to stand or put your ladder properly due to everything else in the t-grid and below, like office desks and computers :(
