This packaged unit (AC/HP) was installed on our new manufactured home November 2004. We are in West Central Florida. It never occurred to me that this was a problem until after I completed a distant learning HVACR course. So I dig out the "documentation" that came with the unit and it says 10" clearance is required. The unit seems to operate fine. I took it apart for cleaning and the outdoor coils on the house side are as long as that on the front side. I'm guessing I'm losing 1/4 of the outdoor coil exposure by having it covered by the house.

The installation is long out of "warranty" so I would either have to relocate it myself (good training, right?) or pay someone to move it out, extend the power cable, extend the flexible duct and build some kind of "enclosure" around the explosed ducting.

Thats a big no no. Have a pro move it away from the house and also check the operating pressures. Make sure the fuses are the correct size and check for more tomfoolary.

Thanks for the comment. Might be a good way to scope out some potential employers by inviting several out for a quote on this job. :)
 
That's ugly. No telling what else they did wrong. That system's days are numbered, working fine or not.

That's not a hard fix......longer whip, 4 anchors,and two pieces of duct.One piece of sheet metal for a cover over the duct extensions.It's not even two years old so do it now, don't wait.Should be an inexpensive fix.

it's a colemen packaged unit, if it matters, 10 seer.

Well, water should be coming out the drain. But only the drain. If that units coil is against the siding, I'd have to guess that it's cut that 10 seer down to???? 6 maybe or 7. Is there a "P" trap on the drain? Bet not. Even

I opened it up. As you can see, part of the "indoor" coils are exposed to the outside are and I guess it is condensing a bit of the moisture in the air.

As you can see, I checked the level. The unit is level in both directions.

There's a p trap on the drain. It does drain.

I'm in Pasco County. Any recommendations on companies?
 
Nice picture but , that's not the drain side. This isn't a DIY site ,so I'm limited to the infomation I can give , that being said , on the opposite side there should be a 3/4 inch drain connection. But looking at the install ,they couldn't or didn't install a drain trap . Does the coil wrap around and get blocked by the siding? Looks like it .That's a BAD thing. If this unit has a trap then I would guess it's stopped up . Can't say any more .You did shut the power off , right?

trap is on the far side. little black hose clamped to a tube off the lower side of the unit. looks like a p-trap underneath the sink. could be some blockage. i can blow through it. it drips water.

the unit is flush with the house and there's about 17 inches of unexposed coil. 17 inch front and back with 29 on the side. that says that 17/63 (27%) of the coil is covered.

i turned the power off.

at this point, i'm not looking for DYI advice. so far the concensus is that this is not installed correctly and needs to be remedied.
