I'm looking to install a multi-zone Mitsubishi mini-split at my home. I have 3 standard sized bedrooms (11 x 12 or similar) and a living room (<700 sq ft). I had 2 companies come out for a quote. Here is the configuration that they suggested:

Company 1:
Bedrooms : 9k BTU units
Living Room: 2 x 12k BTU units or 1 12k and 1 9k unit (on adjacent walls)

I suggested 6k units for the bedrooms, since theoretically they should be enough given the square footage. He said yeah, but he said we can put 9k units to be safe. For the living room, he suggested 2 x 12k units. I asked him what about 2 9ks? He said they might fall short and suggested we could look at 1 12k and 1 9k as a possible solution. I don't think he's trying to make money. The units themselves will probably differ by $40-$50, but the amount of work will be the same. The final cost might not differ by much. I feel he was trying to over compensate and play it safe.


Company 2:
Bedrooms: 6k BTU units
Living Room: 1 15k BTU unit.

I confirmed with the technician from if 6k units will be enough for the bedrooms. He said they will be sufficient and he sounded pretty confident. For the living room, he initially said 1 12k unit. I asked if it will be sufficient, he said yeah. Then later he said we can put 1 15k unit and that should not have any problem. I also asked him won't 2 units be better than 1? He replied that these Mitsubishi units are pretty powerful and they can cool an area up to 40 ft away (the other end of my living room would be 30ft from where the AC will be installed). He's like, if the area is longer, like commercial spaces, then we should think about installing multiple, but in your case, we don't need it.


I'm still waiting for a quote, but I wanted to get some suggestions regarding the 2 configurations since they're so different. What do you guys think?
