Also I know to do this right calculations must be done but house is 2800+ SF with lots of glass east and west living in central florida. Does this unit seem undersized?

The FX4CNF has a high-efficiency X13 motor, so 14 SEER doesn't surprise me. You're missing a few digits from the end of the heat pump model number--ARI confirms this for all but one of the 25HBA360xxx units (which comes in at 13.50 SEER). Not bad performance from a base unit (in terms of capacity and efficiency) with the exception of the 25HBA360A32, which comes in a bit lower in efficiency.

Really no way to tell if size is right from here... a load calculation tells you that. Is it cooling/dehumidifying well?

 

Guys Thanks for the help. The complete Model # is 25BHA360A310. I am still a bit confused though. I actually paid about $200 extra to go from a 13 to a 14. Is it acceptable Industry standard to call a 13.5 a 14 or should I raise a stink with my home builder and try to get my money back? Also I would like to replace the El-Chepo thermostat they gave me with a programable. I was looking at them at lowes and most of them say for single stage only. How can I tell if I have a single or Multi stage unit. Thanks again.

The thermostats you can buy at the Big Box Stores are not the same as HVAC contractors have. The BBS one is usually down graded and had some features disabled.
Also. If you replace your stat yourself, and something goes wrong. Its not covered under warranty.

As contractors, we make some good money off of customers that burn up parts by incorrectly wiring their own stats.
It cost more for us to come out, repair/replace the systems burned out parts, and then install another thermostat, then to pay us the first time.

 

You did get a 14 SEER system according to ARI (the American Refrigeration Institute). I said one particular revision of the 25HBA360 only got 13.50 SEER with that air handler--according to what you provided me, yours is not that revision. Complete numbers: 12 EER, 14 SEER, and 8.30 HSPF. Not bad at all for a builder model unit.

Your system is Carrier's Base model low end HP with Puron and based on ARI performance numbers is indeed rated at 14 SEER.
