Hello. Our company has recently picked up a few service contracts with apartment buildings that use through the wall Armstrong, magic-pak, comfort-paks. Just curious whats the easiest ways guys have found for cleaning the coils specifically the condenser coils in these units.

If they poke through the wall, good luck.

The problem you will run into, unless they are low end rentals, is that the HOA will NOT let you clean them, because the outside wall will get dirty/stained from cleaning.

Nitrogen is the best your gonna get.

Remove the cooling section completely from the building

You're not dragging a hose into the tenant's closet to rinse it out. You probably don't want to get on a ladder and hose it from the outside either (I've done it in an emergency).

Maybe you can talk the building's maintenance guys into hosing them down.

The only thing worse than servicing one is replacing one. You don't know fun until you're wedged in a closet trying to shove a small SUV through an access door and into a wall sleeve. Even with the cooling chassis removed it's still a hassle for one person to do (and you definitely aren't getting two people into an apartment closet).

Oh, and that's after you've hauled the new one up four flights of heavily carpeted stairs because there's no elevator.
