At some point overnight our AC decided to not come one. When I went outside to check I could hear humming and the fan blades were not spinning. I went to check if the blades were stuck, and when I moved the blades, they started to turn but slowly. I turned off the power and pulled the cover and have pulled capacitor which is a 370v 35/3 +/- 10% 50-60 Hz Part number 43-23204-04. I attempted to locate it by part number and came up empty, but I did find locally a 35/5 370v. My question is with the 3 and 5 being the difference could I use a 35/5? Or will it end up burning out my fan? I don't know if this is the original capacitor, I know my land lords had changed it out a few years ago with one lying around. I've attempted to find any information on the OEM specs for the capacitor but have come up empty. I appreciate any advice in advance. Thanks!

What do you mean I'm guessing? I'm asking a pretty specific question. I did call pros, nobody that's approved by my city can come out until at least Tuesday. Temps in the home are over 90 degrees and the outside temps over 100. So unless I do something about it myself, my family will suffer for at least the next 4 days. What's the point of asking the "professionals" in here then? Why even have a forum with this platform if the best answer you can muster is "put your tools down"?

As a Ruud dealer, I can tell you, the 35/3/370 is the original cap for that Ruud condenser, and you have to use the same one, you cannot change the mfd to a 5 mfd the motor will overheat and burn up.

So how's the Klan these days? <g>

Yes; the correct capacitor is required.

No; the incorrect capacitor cannot be substituted without the risk of damaging the unt.

The problem I see for you is that your landlord may not have had the correct one laying around last time - so you have no way of knowing what to use now. It will require knowledgable-person on-site research to be able to determine that.

Although maybe a Rheem distributor could tell you.

My leases have a clause which says that if the rented space is deemed to be uninhabitable, by either party, both parties agree that the lease immediately terminates and the tenant agrees to immediately move to alternate housing.

Every time I am accused of remedying too slowly, I am told that the tenants ae going to move to a hotel and bill me / deduct the cost from the rent due / etc. - I ask:

Would you consider the house to be uninhabitable at this point?

They always scream: YES!

At which point I always refer them to that paragraph. <g>

. . . Got a problem call the landlord and complain to him. Move to a motel and charge him.
