We received a call from a property owner who stated that one of his tenants was going to file suit against him for not providing adequate air conditioning.
When we arrive, we found that the condenser unit was working fine, but the evaporator coil was clogged. The tenant's bother had cut a return air register above the blower unit without permission about a year ago and had not installed any type of filter. So, of course the evaporator was clogged with dust and pet hair.
I sprayed evaporator cleaner on the coil, and then went to investigate the air leak that the tenant's brother claimed he found in the crawl space under the double wide mobile home.
When I went back inside, the tenant's brother and his son were brushing the coil with a steel wire brush. A plastic bag the brother was holding was pulled out of his hand and got wrapped up in the blower motor.
The brother turned to me and said, "Oh, are we in your way."
I responded with, "No, I'm done here. I'm not taking responsibility for anything else that you mess up."
I doubt that the tenant or her overly helpful brother will have any legal claims against the landlord for problems that they have clearly created.
