Thanks for the explanation, timebuilder. What's a T?
A "T," as the name implies, is a fitting with a T shape to it. Biscobob says he blew up the pic and says it may not be a T.

Good advice to have an inspection when buying any property, and if the home inspector is unsure about HVAC requirements, get an HVAC person in there so that you can ask for repairs as a part of any offer you would make on the property.

Please, tell me you have a competent buyer's agent working locally to get this stuff together, right? Please, don't say it's a for sale by owner and you are working on "trust." That could make the HVAC issue seem small.

1) good buyer's agent

2) inspection as a contingency of the offer
 
Whether it is a T or as I described, it should not be done that way. There is a possibility of flue gases being pushed out into the room and thus into the home.

Hard to tell from the picture, but I'd be concerned about the supply side of this mess also... looks like it hard 90's into a supply distribution. Must be in a location that has no code enforcement or a permit was not pulled.

Thank you all for your replies & help - your information was beyond what I expected. I sincerely appreciate it. Now I feel better informed to negotiate and know what questions to ask when the furnace (& water heater!) is inspected.
